A recent analysis from Zelman & Associates’ Alan Ratner on CNBC provides a clear perspective on why we aren’t seeing, and shouldn't necessarily expect, large declines in existing home prices in the near term.
According to Ratner, the market remains remarkably stable because there is a lack of "distress." Unlike the 2008 cycle, today’s homeowners have significant equity and stable financing. Without a surge in forced selling or distressed inventory, the floor for home prices remains firm.
Here in the Contra Costa and Alameda County areas, we continue to see these national trends play out on a local level:
Sellers are staying put, preserving the value of existing homes.
Local homeowners are in a strong position, which prevents the "fire sale" mentality seen in previous downturns.
For those looking at investment properties or multi-family units, this stability suggests that "waiting for a crash" may not be a viable strategy. Instead, the focus should be on long-term appreciation and cash flow.
In a market defined by stability rather than distress, having a data-driven strategy is more important than ever. Whether you are looking to list a single-family home or expand your investment portfolio, understanding these underlying economic drivers is key.
